How do I check if it is possible to design and build with a Complying Development Certificate (CDC)?2023-03-04T09:14:56+11:00

This information should be available on your lands section 10.7 certificate. This certificate is available from your local council. If the certificate states that complying development is permissible, you may design based on the CDC guidelines, if not, you must follow your local council’s DA guidelines.

What is the difference between a Complying Development Certificate (CDC) and Development Application (DA)?2023-03-04T09:14:31+11:00

Prior to the commencement of any build, you must have approval. This can come in the form of either a CDC or a DA. Through CDC, a private certifier (PCA) would assess the development using a set of planning controls in place by the state government, once approved, the development works may commence. With a DA, the development proposal would be submitted to council, and the council would assess the development using that specific local councils planning controls. In general, CDC is a much quicker way to go, however, the CDC guidelines may not suit every one.

It is also worth noting, that once a DA is approved, you will also need to acquire a Constuction Certificate (CC) prior to any construction work taking place, however, with a CDC, you can commence immediately.

This varies from project to project, as each project will have it’s own complexities. On average, a new two storey home on a level block will take approximately 10-12months complete.

What is the Home Building Compensation Fund (HBCF)?2023-03-04T09:13:52+11:00

HBCF insurance (formely known as Home Warranty Insurance) policy required to be obtained by any builder or contractor engaging in works over $20,000. The builder or contractor is legally required to show proof that a HBCF policy is in place for each project. This is in place as a secondary backup to compensate owners of properties with warranty claims, should the builder or contractor no longer exist, cease trading, is suffering illness, dies, disappears etc.

Your new home will come with a 6 year major/structural warranty and a 2 year minor/non-structural warranty from the date of completion.

There are also a number of advantages to starting from scratch, to name a few:
